If you've ever noticed pooling water at the edge of your driveway after a rain, or cracks that seem to run along one side of your patio slab, chances are grading is the culprit. Landscape grading — the shape and slope of the ground around your house and hardscape — is one of the most overlooked reasons concrete fails early in Apex.
Most homeowners don't think about grading until there's a problem. But properly graded soil around your driveway, walkways, patio, and foundation is what keeps water moving away from concrete instead of pooling under or against it. And once water starts collecting where concrete meets soil, damage is only a matter of time.
The 6-inch rule
There's an industry-standard guideline for grading around any concrete slab or foundation: the ground should drop at least 6 inches over the first 10 feet away from the slab. According to Local Concrete Contractor's long-driveway drainage and slope guide for NC, this 6-inch drop — plus cross-slope, French drains, and trench drains where needed — is what allows rainwater and gutter runoff to flow away from your concrete instead of pooling against it or seeping underneath.
The U.S. Environmental Protection Agency publishes similar residential-drainage guidance through its stormwater program, and the National Association of Home Builders uses the same 6-inch-over-10-feet drop as its recommended minimum for new-construction lot grading. The International Code Council codifies the same requirement in the International Residential Code (IRC R401.3), which most North Carolina jurisdictions adopt. It's settled ground across drainage, code, and residential-construction sources.
In Fuquay Varina, Holly Springs, Apex, and Cary, a lot of homes were built on gently sloped lots that trapped water against the house from day one. Others have had grading disrupted over the years by tree root growth, landscape bed additions, mulch buildup, or soil erosion. Any of these can undo the original drainage plan and leave your concrete vulnerable.
What bad grading does to concrete
When water pools against a driveway edge, patio slab, or foundation wall, three things happen:
- Subgrade erosion. Water flowing over or under the edge of a concrete slab washes out the compacted soil base that supports the slab. Over time, this creates voids under the concrete, which leads to sagging, cracks, and eventually total slab failure.
- Frost heave. Even in North Carolina's moderate climate, we see a handful of hard freezes per winter. Saturated soil next to a concrete slab expands as it freezes, pushing the slab up. When it thaws, the slab drops — but rarely back to its original position. Repeat this and you get uneven slabs, hairline cracks, and separation at joints.
- Foundation water intrusion. Poor grading around a slab foundation or basement wall lets water sit against concrete for hours or days after each rain. That constant exposure eventually finds its way through microscopic cracks, causing efflorescence (white salt deposits), rebar corrosion, and interior moisture problems.
Common grading mistakes we see in Apex
The most common issue we correct is mulch and topsoil built up too high in landscape beds against a driveway or foundation. Homeowners keep adding fresh mulch every year without removing the old layer, and after a decade the bed is 4–6 inches higher than the original grade. That's enough to reverse the intended drainage and start funneling water back toward the concrete.
We also see gutter downspouts that end just inches from a driveway edge, dropping hundreds of gallons of roof water directly onto or against a slab during every storm. This is one of the fastest ways to erode subgrade support and cause a driveway to crack.
How proper landscape grading protects your concrete
Grading isn't just moving dirt around. It's designing the entire drainage plan of your property so water flows predictably from high points to designated discharge areas — French drains, dry wells, drainage swales, or graded edges into open lawn.

- Elevation of concrete slabs (driveway, patio, walkways, foundation)
- Existing gutter and downspout discharge points
- Slope of landscape beds and lawn areas
- Any low spots that hold water more than a few hours after rain
- Root zones of nearby trees (which can lift or crack concrete over time)
The goal is a property where every drop of rain has a path to somewhere it can go — away from your concrete.
Where landscape design meets civil engineering
The American Society of Landscape Architects publishes residential stormwater and grading standards built around the same principles — every landscape design should account for how water moves from roof, through downspouts, across lot, and into municipal drainage. Grading is where landscape work and civil engineering overlap most directly.
Erosion and subgrade stability get their own attention from the USDA Natural Resources Conservation Service, which publishes soil-classification maps and drainage recommendations by county — a useful starting point for anyone diagnosing a wet-yard problem.
Grading is one of those investments where the return is measured in decades of avoided repairs. A properly graded property can extend the life of your concrete driveway and patio by 15–20 years compared to a slab sitting in a puddle after every rain.
When to have your grading checked
Some warning signs to look for:
- Water pooling within 6 feet of any concrete slab after rain
- Soil eroded away from the edge of a driveway or patio
- Landscape mulch beds higher than the surrounding sidewalk or driveway
- Damp basement walls or musty smells in a crawlspace
- Cracks running perpendicular to the low side of a slab
If you see any of these, a grading assessment is worth doing before you invest in concrete repairs. Fixing the drainage first is almost always cheaper than fixing the same concrete problem twice.
